At the southeast corner of 63rd Avenue and Sherman Street in Phoenix, surrounded by industrial warehouse buildings, Trench-Ade is expanding its existing construction contracting service center on a 5.62-acre site that currently holds a small office building, employee parking, and a fenced equipment yard. The expansion adds a new building of 24,292 square feet under roof, combining two floors of office space, an enclosed warehouse, and a large covered outdoor work area, along with an expanded and reconfigured equipment yard and additional parking.
Our team is delivering the project from entitlement through construction as a single, integrated design team. We are managing the City of Phoenix entitlement process, including the Pre-Application and Site Plan Review, and preparing the preliminary site plan, landscape and site lighting plans, building elevations, colors and materials board, floor plan, and preliminary drainage, sewer, and water reports. The final design carries this forward into grading and drainage, water, and sewer construction plans and a full building construction document set covering architecture, structural, electrical, mechanical and plumbing, and landscape and irrigation, supported by dry utility coordination with Southwest Gas, SRP, CenturyLink, and Cox, and construction administration.
A key design decision reshaped the site: moving the new building from the northwest corner, where it was originally planned, to the south side of the property. With that change, on-site stormwater retention shifted to underground storage, freeing up much of the site for the client's day-to-day operations. The expanded yard will be paved with heavy-duty asphalt to prevent dust and soil contamination and erosion, new landscape and building setbacks and fencing frame the property, parking is provided to meet ordinance requirements, and site lighting is designed for employee safety and visibility without spilling onto adjacent streets or parcels.
