Set at the bustling intersection of 83rd Avenue and Happy Valley Road in Peoria, Arizona, the Trailhead development spans roughly 45 acres and stands as a showcase of full-spectrum urban planning. Working for the Pederson Group as master client, with individual project work for Hines, LifePath Church, and Credit Union OneAZ, our services touched nearly every phase of development, civil design, grading and drainage, utility plans, roads and street lighting, traffic signals, structural design, and construction administration through project close-out. The Pederson Group envisioned an upscale, grocery-anchored retail center of roughly 110,000 square feet on a 20-acre site, a goal complicated by the need to assemble three separate parcels of land. Alongside the retail core, the team delivered grading, drainage, and utility plans for a LifePath Church on 4.7 acres and helped shape a 17-acre site for Credit Union OneAZ, rounding out a development that ties together commercial, multifamily, and community uses along a fast-growing stretch of Happy Valley Road. The project ran from July 2021 through August 2025.
