At the southwest corner of Queen Creek Road and Signal Butte Road in Queen Creek, Arizona, the Marketplace at Hudson Station is a grocery-anchored shopping center of approximately 22.8 acres, built around a 123,000-square-foot Fry's grocery store and a 42,000-square-foot fitness facility, with a Fry's fuel center and roughly 32,000 square feet of restaurant and retail pads. Our team has been involved with the site from its first site plan through its latest improvements.
Working for the Barclay Group, our team served as applicant and civil engineer for the center's Major Site Plan and the Conditional Use Permit for the fuel facility, submitted alongside the site's annexation and rezoning. After a pre-application review, we revised the plan to address the Town's comments on setbacks, building orientation, architecture, and site design. The approved layout aligns driveways with those across both arterials, extends driveway throats about 60 feet to prevent sudden stops at the entries, adds right-turn deceleration lanes on Queen Creek Road, and connects a 10-foot multi-use trail along the arterials to on-site sidewalks with stamped-concrete crossings. The grocery and fitness buildings share a wide plaza frontage with a covered, enclosed entry that exceeds the Town's standards, and the plan provides 22 percent landscape coverage against 20 percent required, landscape buffers of 50 feet along Queen Creek Road and 65 feet along Signal Butte Road, and 862 parking spaces against 774 required. The fuel center was placed between two drive aisles and ringed with landscape islands to limit direct entry from Queen Creek Road, with its fuel tanks on the north side to keep refueling trucks away from pedestrians. Our team then carried the center into civil engineering construction documents, final water, sewer, and drainage reports, site and shops architecture coordination, lighting design, dry utility coordination, and construction administration.
In 2025, Kroger engaged our team to add a diesel exhaust fluid (DEF) dispenser to the operating Fry's fuel center. We prepared the final civil and electrical plans and managed Town of Queen Creek review, where comments focused on fitting the new equipment into the established center: placing the dispenser on the east-facing stalls to keep the most valuable parking available, painting the unit to match the center's colors and materials, and matching the bollards to those at the convenience store.
