At the northwest corner of 163rd Avenue and Pat Tillman Boulevard in Surprise, Arizona, the Asante Commercial Center is a grocery-anchored retail center built around a Fry's Food Store, an adjacent Shops "A" building, and a Fry's fuel center. Working for the Barclay Group, our team served as civil engineer and applicant, guiding the center from site plan approval by the Surprise Planning and Zoning Commission in May 2021, covering the overall site plan, landscape plan, and building elevations, through civil plan approval in July 2021. Construction of the three anchor buildings and the center's complete horizontal infrastructure followed, all of which is now finished.

As the center matured and new pads came online, including a McDonald's quick-service restaurant, a second restaurant pad, and the Shops "B" building, our team stayed engaged, supporting conditional use permits and, in 2024, a site plan amendment for Lots 3, 4, and 6. Rather than reworking the approved plan, the amendment targeted a small portion of the parking field: it relocated trash enclosures away from drive-through entries and into landscaped medians, replaced a former enclosure location with new parking, closed a north drive-aisle opening with an extended landscape median and added spaces, widened a curb radius at Shops "B", and reshaped landscape peninsulas to accommodate a new interactive teller machine. Property boundaries and light pole locations were left unchanged. The result is better circulation, more parking, and improved solid waste pick-up that benefit all of the remaining building pads.
