Project Value

At the northeast corner of Tangerine Farms Road and Lon Adams Road in Marana, Arizona, the Gladden Farms Commercial Center is bringing new life to a commercial site within the 112-acre Gladden Farms master-planned community. The site's original development plan, approved in 2008, was paused by the Great Recession and the property had remained vacant since. Working for the Barclay Group, our team is serving as applicant, site planner, and civil engineer for a new master plan of nine single-story buildings on seven pad sites, anchored by a Fry's grocery store and fuel center, with shops, a bank, and quick-service restaurants with drive-thru lanes to follow as market demand grows.

Our scope spans ALTA and topographic survey, due diligence, site planning, fuel center architecture, development plan and elevation approval with the Town of Marana, a parking justification study, and preliminary and final civil engineering. Rather than starting over, our team designed the new center to follow the original community design intent wherever possible: it works with the existing retention basins and SRP storm drain with only slight grading modifications, retains all design stormwater on site, reuses pre-installed water and sewer infrastructure where it can, and aligns with the previously approved traffic impact analysis and Gladden Farms design guidelines. This approach makes the most of prior investment in the site while accommodating new building configurations.

The site plan organizes six access points, including a full-access entry on Lon Adams Road aligned with the neighborhood entrance across the street and right-in, right-out entries that give emergency and utility vehicles easy access. The fuel center sits between two Tangerine Farms Road entries for a dedicated in-and-out experience, keeping fueling traffic separate from the main retail parking field. The plan uses only 17 percent lot coverage against 55 percent allowed, and provides 147,653 square feet of landscaping and 788 parking spaces confirmed by a parking demand study.
