Project Value

At the northeast corner of 91st Avenue and Camelback Road in Glendale, Arizona, StoneHaven Marketplace is transforming nearly 21 acres of former farmland into the commercial heart of the StoneHaven master-planned community. Anchored by a Fry's grocery store of approximately 99,900 square feet with a drive-through pharmacy, the center brings together three shops buildings, three quick-service restaurant pads, and a fuel center with 14 fueling positions beneath a shade canopy, totaling roughly 135,000 square feet of building area.

Our team is leading the project as applicant through Design Review with the City of Glendale, along with companion Conditional Use Permits for the pharmacy drive-through and the drive-throughs at Shops 1 and 2. The site plan places the two largest buildings along the northern edge facing Camelback Road, effectively making the corridor the center's front door, with the main parking fields in front and six access points from the two arterials. The fuel center is reached from the main Camelback entrance, and drive-throughs are planned throughout the smaller pads to give the owner flexibility in attracting tenants. The plan provides 788 parking spaces, 102 more than the City requires, along with pedestrian connections from both streets.

Beyond planning, our team is providing survey, civil engineering, architecture, landscape architecture, dry utilities, electrical, and construction management, including grading, drainage, lighting, landscaping, and offsite improvements to 91st Avenue and Camelback Road, while addressing existing site conditions such as an irrigation channel, roadside retention basins, and 69kV overhead power lines along Camelback Road. The project continued seamlessly through a change in ownership, with the full scope carried forward under the new owner.
